Interest in Accessory Dwelling Units (ADU) is on the rise

At Wolfe Design Build, we’ve seen an increase in interest in accessory dwelling units (ADU), so we wanted to take the time to explain what they are.

An accessory dwelling unit, or ADU, is a secondary housing unit on a single-family residential lot. ADUs are developed as independent spaces and feature a separate kitchen, bathroom and sleeping area from the primary house. ADUs can be internal (attic or basement), attached (garage), or detached (a stand-alone structure).

Why ADU?

Homeowners across Massachusetts are turning to ADUs for a variety of reasons. Whether you need flexible living space, an in-law suite, live-in caretaker accommodations, home office, or potential rental income, an ADU comes be customized to fit your needs.

ADVANTAGES of an ADU:

- Increase the square footage of your home

- Add value to your home

- Create multigenerational housing

- Provides affordable housing with a relatively small environmental footprint

- Generates supplemental income for homeowners

DESIGN CONSIDERATIONS:

-Keep accessibility in mind for future needs:

            - Doors that are at least 32” wide

            - Eliminate stairs when possible

- Ensure privacy for tenants

- Ample lighting – both natural light and lighting fixtures

- Optimize small spaces with creative designs and multifunctional spaces
