Home Addition Plans: How to Maximize Space Without Moving

Home Addition in Swampscott, MA by Wolfe Design Build

Is your home bursting at the seams? Sometimes, a home can feel overcrowded due to a growing family, a small square footage, or not enough bathrooms for everyone. It can be a challenge when a house no longer meets your family’s needs.

Moving into a new home may seem like the obvious solution, unless you love your neighborhood or local schools and want to avoid the stress of packing, selling your current house, and competing in a competitive real estate market. Many homeowners have discovered that having a larger and better-suited home for their families may come in the form of an addition.

If your family is on the fence between moving or adding much-needed square footage through a remodel or home addition, consider some of the amazing transformations Wolfe Design Build has completed recently to help guide your decision-making.

Why Homeowners Consider Home Additions

There are numerous reasons why homeowners may want to consider adding to their existing structure.

Couples growing their family may wish to add more bedrooms and a dedicated play space for their little ones. Other homeowners may want to carve out a work-from-home office space to accommodate their current working conditions.

Still others may want to change their home’s existing layout to create an open concept living area, a larger kitchen, or an extra bathroom.

Home additions can not only transform the way a family lives but also offer benefits such as increased property value, improved functionality and flow of the home, added comfort, and the ability to tailor the home to the family’s specific needs, all while staying in the neighborhood they love.

Benefits of a Well-Planned Home Addition

The advantages of a home addition go far beyond adding square footage. Homes that have undergone the design-build process at Wolfe Design Build can be customized to meet the homeowners' specific needs. For instance, our design-build team can help homeowners understand how features like moving a staircase or adding a mudroom can change the flow of a home and make it more functional.

In addition to customizing and adding space, an addition can enhance the property value of the home, boost curb appeal, provide more functional storage in previously tight spaces, and facilitate energy updates that make the home more energy efficient. For some families, the added space will provide an area to accommodate new family members, whether it is a new baby or older relatives who want the security of living closer to loved ones.

Types of Home Additions to Consider

Room Additions/ Bump-Outs

A bump out is a smaller addition to a home that extends a room by a few feet rather than a traditional home addition. Bump-outs can be used to add a kitchen nook to an existing space, extend a bedroom closet, or add a mudroom to the entryway of a home.

Second-Story Additions

Second-story additions are commonly used to add bedrooms, bathrooms or a second living room. These upper-level additions can dramatically increase living space without losing backyard, side yard or outdoor space. It is an excellent option for growing or multi-generational families.

Over-Garage or Bonus Room Additions

Bonus rooms are often located over the garage and give ample space for a home office space, hangout room or an extra living room. Our design-build team will help your family understand the possibilities of this space, as well as discuss the ways to mitigate sound and temperature control over the open garage bay.

Sunrooms & Enclosed Porches

Sunrooms are ideal additions for families hoping to add needed space that connects to the outdoors. These spaces often allow for ample natural light and make for a perfect location to enjoy a quiet space to read, study or have a cup of coffee, even when the weather is not cooperative.

In-Law/ADU-Style Suites

Multigenerational living is a rapidly growing housing trend in the U.S., with 17% of home buyers in the last year purchasing multi-generational homes, homes with in-law suites, or Accessory Dwelling Units. These spaces allow for the best of both worlds - safety and closeness that comes with living under the same roof and a separation of space that gives each family member their privacy.

Home Addition Planning & Construction Process

The Wolfe Design Build process includes several steps that allow for the client and the design/construction team to collaborate on the inspiration, design and construction of a successful project.

Schematic Design Sample of the Construction Process

  • Schematic Design is the first step, as we discuss the goals of the project and the results the homeowner wishes to achieve. During this stage of the process, our team visits your home to measure and draw plans of your existing conditions. We also start the creative design work using a 3D design model that allows you to envision your redesigned home.

  • Pre-Construction Planning is the next step, where our team plans for a successful building experience by gaining the needed permits and a construction set of plans.

  • Construction includes not only the day-to-day building of your dream design, but also daily communications with the project manager. We make the construction phase go smoothly and with as few interruptions to your daily life as possible. We ensure this through quality checks, daily check-ins, and by discussing issues such as dust control, protection, and dumpster location before the work begins.

  • Final Transformation - With construction complete and our warranty in hand, it is time to enjoy your new space.

How The Wolfe Design Build Team Simplifies Everything

The design-build process is unique because it allows for both the design team and construction specialists to work collaboratively from the start of the project through completion. The collaboration means faster iteration between design and construction, as well as fewer issues throughout the project, allowing for one unified vision when it comes to your goals.

Project Spotlight: Swampscott Home Addition by Wolfe Design Build

Wolfe Design Build recently completed a Swampscott home addition that perfectly highlights how an addition was the right choice for this New England family.

  • Challenge: The homeowners in this Swampcott home wanted a kitchen renovation as well as to find a way to carve a primary suite out of their existing footprint. Through discussion and exploration, they determined they required more space to make the home what their family needed.

  • Design Plan: The project included a three-story addition with a new kitchen and mudroom on the first floor, a primary bathroom and closet on the second floor, and an office on the third floor. We also added a deck that spans the entire back of the house.

  • Build Highlights: The build included a beautiful mudroom where the family could store all their “stuff” as well as an expanded kitchen where the family could gather. On the second and third floors, we added closets, a bathroom, and office space. The outdoor space included a raised deck that spanned the entire back of the house.

  • Result: The finished product is stunning, and our clients are so happy with their new spaces.
